Knowledge is power! The tax assessor is rarely correct. Before listing, or buying, verify the square footage with a home measurement specialist or an appraiser. Incorrect square footage can cost thousands of dollars. Variation on square foot can come from the tax records, changes during the building process, and previous MLS listings. Where did these previous measurements originate? The home owner, previous realtor, appraiser?
SC Measure follows the ANSI Measurement Standards (Z765-2021) to provide accurate GLA/Finished Living Area. This is the most recognized method of measurement within the industry and is now required by Fannie Mae and Freddie Mac on all appraisals.
SC Measure carries E & O insurance and liability.

Why use SC Measure?
As a Home Measurement Specialist, I incorporate the latest tools and software. Following the ANSI Measurement Standard, square footage is determined by measuring the exterior of the home to the nearest inch and final square footage is reported to the nearest whole square foot. The interior of the home is inspected and measured to verify exterior measurements and Finished Square Footage.

The exterior of the property is measured to provide scale and total square footage. Wall depths are measured and interior features are measured to the closest inch. Detailed floor plans generally take 4-7 days to complete, pending on complexity of the property and work load. Auto cad compatible files can be provided along with jpg, pdf and png files.

Pricing Details
- All pricing is subject to change. Intricate or complicated architecture will be billed for additional time incurred.
- Pricing is based upon total area measured: including garages, additional storage areas, outbuilding, etc. (basic porches and decks included at no extra cost)
- All measurement prices include 30 miles of travel. Additional mileage will be added at time of invoice.
- Invoicing through intuit QuickBooks for secure credit card payments. Checks or Zelle are appreciated.

Please contact for a custom quote. Each project is different with specific needs and finished products. Because of the varying spaces and needs, these projects are usually quoted on a per hour basis.

Our History
Founded in 2019 as SC Home Measure, LLC by Dana Jacobs. With a rich background in construction project management, Dana began her own business with extensive knowledge of floor plans and measurements. She gained her HMS certification and continues to stay current with on going appraisal & real estate education, home measurement continuing education, pod casts and mentorship from appraisers near and far.
Our Philosophy
At SC Measure, I believe in providing my customers with the highest level of quality and service. From confirming appointments the day before, to constant communication for appointment arrival times, to assuring my client that the empty property has been secured upon departure. All properties are treated with the highest regard of respect. All measurements are verified and taken with accuracy. My philosophy is that any square foot measurement I provide, I must be able to defend my findings in a court of law.
Who is Dana Jacobs
One of Dana's first jobs was at Walt Disney World in Florida where she learned the importance of customer service. Also in Florida, she began her career in the signage industry, with a graphic design degree. Fast forward many years (and experiences), she again found herself working for Sign It Quick in Columbia, SC. There she specialized in new multi-development construction, working with developers and local construction companies. In 2019, she discovered the need for accurate square foot measurements for real estate professionals in SC. In 5 years time, she has built a reputation for consistency, reliability, and providing facts and resources through out the real estate community and enjoys educating real estate professionals to the importance of the ANSI Measurement Standard. She has grown her business to include detailed drafting floor plans and various measurement services.
Fun fact and side hustle
Dana fell in love with racing motorsports about 10 years ago. Since then, she and her husband have built a classic Mini Cooper racecar. She began racing in vintage sprint races and then moved into endurance racing. Over the course of 10 years, she has raced on many iconic road courses throughout the southeast, including VIR, Sebring and Michelin Raceway. You can frequently find Dana at Carolina Motorsports Park in Kershaw instructing for their high performance driving education school, Turn One.
